This Month’s Feature: Tax Roll Searches

When you find a vacant house and you want to purchase it, first you need to find out the owner of the property. This is a ‘Tax Roll Search’ and we can do this for you at www.FindTheSeller.com . Our ‘Tax Roll Report’ contains valuable information that can assist you in determining your purchase offer. Our Tax Roll report may include an alternate mailing address. It will include the last sale transaction and historical sales transactions. It includes property details such as property type, total square footage, living space square footage, land use code, year built, total rooms, number of bedrooms, number of bathrooms, walls, roof type, style, exterior walls type, acreage, assessed value, tax amount, and lender information at times.

If you have searched on your own for property-owners, you may have found out that searching the tax rolls isn't always easy. We can help you with the challenges that you may face by searching for you and by helping to educate you on the process.

For example, when the property is in the name of a business you are likely to need to locate the actual owner of the business, or a person who is associated with the business in order to make a purchase offer. We can help you with this as we perform many searches of this nature for our customers.

Another challenging tax roll search is a search that shows the property ownership listed in the name of a trust. In this case, you will need to find a living relative associated with this address in order to make a purchase offer on the property. We are here to help with these more difficult tax roll searches.

There are occasions, perhaps when you use ‘birddogs’ to locate vacant houses for you, that the searching the Tax Rolls our own is fruitless. I would like to give you some clues as to why this might happen.

The best place to start is to confirm that the address in question is a valid mailing address. You can do this by going to www.usps.com and searching the address. We can’t find good results based on ‘bad information’ either.

When you cannot find the address at www.usps.com then you need to go back to the actual location of the house and check the address. For example, the house could be located on a small side street or corner lot where you have the ‘wrong street name’.

Please remember NOT to guess at the ‘house number’ when it isn’t visually available. This definitely leaves room for error and can result in not being able to find the information you are seeking. If you do guess, it’s best to check the address at www.usps.com and verify if the address is valid.

It is possible that the ‘street name’ may have been misspelled when written down, or the ‘house number’ may be transposed. Remember that accuracy is the key here; otherwise, it is likely you won’t find results.

Another reason for not finding the address or tax roll information could be that the property is NOT in the city you think it is. It may be on a neighboring city or town border. You can verify the address with the correct city at www.usps.com. It’s best not to make assumptions on this, especially when you are not sure.

If you are using ‘birddogs’, be sure to educate them on all of these items so they only bring you good information, which of course is what you're paying them for. In addition, by doing your part to verify the address up front, you will save time and money by not performing tax roll searches that won’t generate results due to misinformation.

Perhaps you have checked all of these items and you still cannot find the address or tax roll information you are seeking. Don’t give up. We are likely to be able to find the property owner using all of the resources available to us.

If not, we will contact you and give you the solution to the problem at hand. We may ask you to visit the county tax assessor’s office and look at the ‘Plat Map’. Cameron speaks about this often at his boot camps. The key here is to work ‘backwards’ and find the property on the Plat Map. When you do this, you can get the ‘Parcel Number’. We can complete your tax roll search with this ‘Parcel Number’ with ease. The ‘Parcel Number’ is also known by different names in various counties such as APN, PIN, Parcel, and Folio. You should keep this in mind when requesting the ‘Parcel Number’.

Another strategy that works, when you have no address, is to get the number of the electric meter on the house. Then you can contact the utility company and ask them for the address they have on file for the particular meter number.

Some counties do not have their tax assessor information available online or in database format. These are usually small counties or townships etc. In these cases, we will verify that we have a valid mailing address and then we will attain property ownership information via phone by finding the correct person to contact at the county tax assessor’s office.

There are a few instances where the property ownership information is not readily available when calling due to the county’s inability to search by a mailing address only, or possible imposing surcharges for the search. In these instances, you are likely to attain property ownership when you look at the ‘Plat Map’ and get the ‘Parcel Number’. We can always search on the parcel number for you. If this is necessary, we will let you know so we can complete the tax roll search for you.

In some cases, we may provide to you a list of names associated with the address from our skip trace database. This may be necessary when the property ownership is listed in the name of a trust and no relatives are easily found. If so, we will let you know.

If you do need this ‘Name List’ of people associated with the property address, the charge is $24.95 or 1 debit to your bulk plan account. This list does not show property ownership, however it may lead you to the person you need to find to make a purchase offer. You might want to do a skip trace on one of the names from this ‘Name List’ in order to locate them.

In the few occasions that we are not able to provide a Tax Roll Report for you, we will credit your FindTheSeller account. You can later resubmit a new order with a corrected address, or parcel number and we will be happy to perform this tax roll search for you.

Lastly, I want to remind you that you can order a ‘Tax Roll Search’ and a ‘Skip Trace Search’ to locate the property owner at the same time, making the order process easier and faster.
