Our challenge being the fact that laws governing the Credit Bureaus and those authorized to receive Credit Reports furnished by the Credit Bureaus have changed dramatically in January 2007. This has been done in respect to identity theft and privacy issues, as well as the FCRA guidelines.

It is a known fact that severe limitations have been placed on the reporting of credit due to changes to the law. This has made it challenging for our company to deliver this necessary service to you but we broke through the red tape and we're now able to provide this necessary information to you!

At TenantAuthority.com, we provide you with the tools that you need to assist you in making a wise decision when considering an applicant. In this day and age and because of the transient society we live in, you should not select your new occupant based on a conversation or gut feeling alone.

We are able to assist you in evaluating your prospective tenant’s credit with a ‘credit verification search’. This ‘credit verification’ is based on the applicant’s Credit Report data, FICO score, bankruptcies, judgments, and collection information as reported to the Credit Bureaus.

How Can We Deliver Tenant Screening Credit Verifications To You Now?

First, these particular products ‘Credit Verification Check’ and 'Tenant Screening Package with Credit Verification' are only available at www.TenantAuthority.com. Here’s how the process works:

  1. Before submitting the “Credit Verification Check’ or 'Tenant Screening Package with Credit Verification', you are required to fax the applicant’s release form to us at 607 936 2300. It is required that the release form be maintained in our office, as well as in your records for a period of 2 years, whether their application is accepted by you or not. You can use one of our release forms found here


  2. When placing an order for a ‘Credit Verification Check’ or 'Tenant Screening Package with Credit Verification', the Landlord (You, our Client) will enter their acceptable ‘Grade’ of credit as described on the order form. The Landlord will also submit their name, company name, property address available for rent or lease, the applicant’s name, and applicant’s email address on the Order form.


  3. Next, the applicant will receive an offer to apply for a ‘Credit Verification Check’, which is sent directly to them via email.

    If the applicant does not have an email address, they can receive their personalized application form via a ‘unique link’ for them and process their credit application at a local library.


  4. The applicant will click the link to apply for a ‘Credit Verification Check’ that was sent to them via email, and then enter their ‘Personal Identifier basic information’. They will be required to enter their Name, Current billing address, DOB and SSN.


  5. The applicant is then required to submit a processing fee of $1.99 via credit card through this link. This is required, as it will provide a ‘real-time’ address verification, which is an important part of the ‘credit verification check’. The applicant can also use a ‘Visa’ debit\check card for this processing fee if they desire or if they do not have a typical credit card.


  6. After the applicant has submitted their information and processing fee, the Landlord (You, our Client) will receive an email reply if the Applicant’s Credit Grade meets or exceeds the Landlord’s minimum acceptable ‘credit grade’. Because of the new law governing this area, you will not receive any notification of ‘not passing’ the grade. (Get it?) The ‘pass’ notification is instantaneous once the applicant has submitted their application and processing fee.


  7. Last, the Landlord should make their decision on whether to approve the applicant for rent or lease based on all of the screening results and background checks performed, and not solely on this ‘Credit Verification Check’. This is a requirement of the FCRA (Fair Credit Reporting Act) Regulations.

TenantAuthority.com will not have access to the credit verification results for confidentiality purposes and FCRA regulations.

Judgments, Bankruptcies, and Liens: (coverage 50 states)

The ‘Judgments, Bankruptcies, and Liens Report’ is another tool to help you perform a full background check. This search provides nationwide coverage of pertinent court actions.

The Bankruptcies include chapter 7, 9, 11, 12, 13, Schedule 341\Trusteeship in all 50 states, the District of Columbia and Puerto Rico.

The Judgments and Tax Liens are available for all states except Montana and the District of Columbia. However, there are a few regions that may not be available due to lack of computerization in those courthouses.

The Liens range from Federal, State, and County Tax liens and State Tax Warrants. The judgment cases include Small Claims Judgment, Civil Special Judgment, Deficiency Judgments, Foreclosures, Forcible Entry\Detainer, Civil New Filings, Civil Dismissal, Vacated\Appealed Judgment, and Abstract of Judgment.

The Bankruptcy records are updated on a weekly basis. The Judgments and Tax Liens are updated on a daily basis.

You should consider including this with your other tenant screening background checks available here so you can have all the tools necessary to make an informed decision.


Personal Reference Check – (coverage 50 states)

You can use a personal reference check to help you to determine if your applicant is reliable and dependable and is a person that you can rely on to make their monthly payment to you.

Often times, a personal call of this nature can provide you additional information about a person’s habits, behavior, problems that they wouldn’t tell you during the interview process. On the other hand, the results of this reference check can put you at ease and give you the confidence that you are making the right decision about your applicant. You may be inclined to make this call yourself, however with the right open-ended questions asked with a professional background we are likely to attain information that may not be disclosed during your call.

If you want to perform a full background check, this verification should be included.

If other names such as a maiden name have been used, you should consider running the Personal Reference Check verification on that name as well.

We are able to provide personal reference verifications for all states in the US. These searches may be more challenging as we may not always find a person that is willing to release this information. We will do the best we can to obtain the information you are seeking.

Please remember that it is important to give us accurate information of the person’s name, address and phone number with area code in order for us to provide results for you.

This Personal Reference fee is charged whether or not results are found. In addition, you may be required to fax the applicant's release\application to us to forward to the reference as per their requirements, upon request.
