You may find out that the owner of the vacant property you are interested in, is owned by a company, corporation, limited partnership, LLC etc. This skip trace search could be a little more challenging for you, and there is a good chance that we can help.

First, you can submit a skip trace for a business using the ‘Skip Trace Order Form’ at www.findtheseller.com/orderskip.shtml. Just fill it out with all the pertinent information that you know about. We will start by checking the property address and often times we will find some records of the business. In other circumstances, we may find that there is only one name associated with the business. This is a good indication that this person may be the business owner and worth pursuing.

We will use other resources along with our expertise in researching information to find records of the business. We check other resources available free of any additional charge to you. When we are able to confirm that we have the correct person associated with the business you provided to us, we will provide you with the skip trace report for that person.

You should continue with your investigation to locate the property owner, even when a business is involved, and we will do our best to help. This is a likely ‘stumbling block’ for other investors and can improve your odds of making a successful real estate transaction.

On a side note, you may find the business owner listed as a ‘trust’ or verbiage indicating that it could be a trust possibly with a person’s name or last name. This means it is usually owned by the trust for someone who is deceased and we can help look for heirs when you submit a skip trace for this ‘business name’.

This search is different from the ‘Skip Trace Search’. It is a compilation of both public and proprietary sources, and contains information on business assets, individuals and other businesses associated with the selected business.

The Business Background Check checks for bankruptcies, judgments, and tax liens. This search may report business assets, and other individuals and businesses associated with the business.

This search includes phone listings for the business and phone listings from directory assistance. It also includes any other business linked to the same phone number.

The DEA Controlled Substance Listings, Firearms and Explosives, and UCC filings are reported as associated with the business.

The Professional licenses, real estate property ownership, and trademarks are included for the business that is searched also.
