Dates of Deaths and Obituary Records

So, you finally found the name of the owner of that vacant house you found in a nearby neighborhood. You may have used our Tax Roll Search at www.findtheseller.com to find this information. Good news, you’re ready to run a Skip Trace Search to find the ‘vacant owner’.

What happens next? You order the Skip Trace Investigator Report from www.findtheseller.com. While we perform our preliminary investigation, we may find information that you didn’t know. The owner of the property you want to purchase is deceased. Yikes! Are you at a dead end?

No, here is the good news. We can still help. As we love to tell our customers, we go the extra mile for you whenever we can. We don’t stop there, as other skip trace services would ordinarily do and automatically send the deceased person’s skip trace report. We may find this is all the information available, but at this point we continue to search for a relative or heir.

We know that if we find a ‘living relative’ that this will be the most help to you. This is why we keep looking to find an actual relative whenever we can find one. We may in fact; pull the Skip Trace Investigator Report for a spouse, son, or daughter who we find record of and that has lived with the current owner. We try to send you a report on a ‘living relative’, rather than making you dig for it on the deceased person’s report and then submit a new Skip Trace Order. You will hopefully then find a new address and possibly a phone number for the ‘living relative’ who can help you with the deal.

When we cannot find a Skip Trace Investigator Report for a relative having resided with the owner in the past, we still keep searching. Really? Yes, really we do. Next, we will look for an obituary for the current owner. We take more time doing this extra service because we care about your business. We know that if we can find an obituary that the chances are good that a relative will be found.

We normally have access to obituary records from 2000 and to date. This is about the time that death records began to be stored and accessible to our business online for easy access. We are also able to verify the date of death based on the person’s social security number verifying accuracy. When we search for the obituary we also verify the death record. This informs you of what city the owner last resided in when they passed away. This may be a hidden key in itself to search for new information. Older death records and obituaries are likely available on microfiche at the local library.

When we find an obituary with other relatives listed, we will provide the obituary record to you free of charge. We will normally add this to our ‘Investigator Comments’ section on the report. It is possible that we may also send this obituary to you separately via email.

In this case having been unable to find a Skip Trace Report for a ‘living relative’, we will send you the report for the owner who has passed away. Again, we will include the obituary if we find one.

Then, you can use the resources on the Skip Trace Investigator Report to continue your search for someone who can help. You may wish to submit a new Skip Trace Order for someone on the report. You might also know more information about someone listed on the obituary by just a first name for example, and be able to submit a new Skip Trace Order on this person. There are possible keys to finding the person you are seeking in each avenue you search.

Remember don’t give up just because you find out the owner has passed away. We are there to help and use many searching techniques and resources available to us, to do our best to provide you with as much information as possible. You never know, the last place you look may be the one you need to find the person so you can Do That Deal.

As a side note, we would like to remind you about one important section on the Skip Trace Investigator Report that will especially help in this case. This is the section titled ‘Possible Relatives\Associates’. This section contains names of people who have resided in at least 2 or more addresses of the subject. So, in other words these would be likely known relatives or associates (roommates). You should check your Skip Trace Investigator Report to ensure you didn’t miss any important information listed in this section.
