If you are renting, holding a mortgage, using a Lease Option, Land Contract, or Agreement for Deed your tenant/buyer's criminal history is of paramount importance to you as the owner of the property. The obvious reason being, that you don't want to put criminals in your houses if you can avoid it. Screening your tenant/buyers carefully includes running a Criminal Background Report during the application approval process. Remember that once you adopt any policy as a part of your approval process, you must do the same things, run the same checks etc. on EVERY applicant. Not to, might be considered a form of discrimination. All professional Investors and Property Managers charge an application fee to offset the cost of properly screening each applicant too.
The Nationwide Criminal Search is an all-inclusive search of 42 states for one low price. We have recently added Massachusetts criminal records giving us access to 1.6 million additional records.
Although a few states are not included in the Nationwide Criminal Search, we always recommend that you run this search on all subjects to check for criminal records in any of the 42 states covered.

The Statewide Criminal Search is strongly recommended if you are looking at the background of anyone in AL, ND, NM, and SD.
These 4 states have limited information available in the Nationwide Criminal Search, so we also recommend that you order a Statewide Criminal Search to check for all records available is these states if your subject has ever resided in any of these 4 states. Again, we recommend the Nationwide Criminal Search also to check for records in 42 states in one single report.

If you or your property, or your subject has ever resided in CO, DE, HI, LA, NH, VT, WV, or WY, we recommend that you order a specific County Criminal Search in addition to the Nationwide Criminal search. The reason is that some counties in the these states don't report on statewide or national searches.
The County Criminal Search is also recommended in CA. Not all CA Counties are included in the Nationwide or Statewide Criminal Search.

For these states, we recommend that you order a County Criminal Search for the counties where your subject has resided. When you order the Nationwide Criminal Search to check for criminal records in 42 states you will also receive an ‘Address Verification Report’. You can use this to see what counties your subject has resided in.
Did you know there are 3,139 counties in the US? Every one of these counties is available through this search. Although some have an additional county fee, most do not. These searches may take 2-3 days on a normal basis and could possibly extend up to 2 weeks turnaround. Please keep in mind the turnaround is different for this search because a ‘physical county search’ is performed each time.
This search will allow you to attain the most up to date records available to you.
